Rentals fail differently
In an owner-occupied home, a dishwasher usually declines from gradual scale and filter neglect. In a rental it faces two extra stressors: nobody feels responsible for maintenance, and the machine sits idle between tenancies.
Idle is worse than heavy use. Pump seals dry out, the sump water goes stagnant and biofilm establishes undisturbed. A unit vacant for two months often smells worse than one running twice a day for two years.
The turnover checklist
A deep clean at turnover is cheap relative to the alternative and gives you a documented baseline for the next tenancy.
- Strip and scrub the filter and filter well; photograph the condition found.
- Clear the sump and check the impeller for glass, pits and labels.
- Clear every spray arm jet and confirm both arms spin freely.
- Descale on an interval matched to local water hardness.
- Clean and inspect the door gasket for hardening and splits.
- Verify the drain hose high loop is intact and the air gap is clear.
- Run a verification cycle and check drain and fill timing.
- File dated photos with the unit's condition report.
Managing vacancy
If a unit will be empty more than three weeks, have someone run a hot empty cycle weekly. It keeps the pump seal wet, refreshes the sump water and prevents the drain trap from drying out. Leave the door propped ajar between cycles so the tub dries.
For longer vacancies, drain the machine fully and leave the door open. It is far easier than remediating an established colony in a unit you are trying to show.
Documenting tenant-caused faults
Most disputes come down to whether a fault is wear or neglect. Photographs of the filter, sump and gasket at move-in and move-out settle that quickly — a sump full of glass fragments and jar labels is not normal wear, and a photographed clean baseline makes that argument for you.
It also helps to put the filter instruction in the tenancy welcome pack. A laminated card showing how to twist out and rinse the filter costs nothing and prevents a real share of callouts.
